"The investment of staging in your home is far less than a price reduction on your home."
~ Barb Schwarz
A staged home can make a striking first impression which is very important in today's competitive market. It has been proven time and again that staged properties sell faster in a slow economy - ask your real estate agent. Statistically, over 77% of buyers find it easier to visualize the property as their future home when it is staged. Home Staging is, in a way, opposed to Interior Decorating, which is deeply personalized, while staging is somehow de-personalized. It is all about appealing to the highest number of potential buyers, whereby selling the property faster and for a better price.
You are selling a place by showing its best assets. It's all about the return on your investment. You are selling the square footage. Your place needs to be bright, spacious, very clean and decluttered. Less is more. What is attractive and valued by you may not generate a similar sentiment in other people. The fact that you do not like neutral colours is irrelevant - it is not for you. Home decor has to be tasteful and elegant. It has to appeal to 80% of buyers, that's why off-white and neutral colours are so important. Do not underestimate the curb appeal. It may be a deciding factor in your home sale. After all, it's the first impression that counts. Rooms have to present clearly their proper purpose. It doesn't matter that you converted the spare bedroom into your home office - it is going back to being a bedroom because it helps people to visualize better the potential of their future home.
When potential buyers visit your home, they need to be able to imagine themselves living there - that's why giving every room a clear purpose is essential. If your house has a deck, patio or even a nice balcony, it has to be staged as well to help buyers imagine themselves entertaining guests or sitting there, relaxing with a glass of wine. People buy a house based on how it makes them feel. It has to have a feeling of freshness, being loved, taken good care of, and welcoming. An easy-to-maintain, ready-to-move-in, carefree home.
